Project Name: Suburban Shopping Mall

 

Construction Location: This project is located within the Zhanqian compound area of the central zone (East Zone) in the Huirou New Town, adjacent to S6 suburban railway line.

 

Project Entity: Huairou District Construction Administration Commission, which is an agency of Huairou district People¡¯s government, is in charge of the development, construction and administration of the central area of Huairou New Town.

 

Construction Contents and Scale: This project covers an area of 100 mu, and its construction scale is about 100,000m2. It will be built into a comprehensive large-scale commercial and recreational shopping center integrated with shopping, food & beverage, recreation, leisure and tourism.

 

Total Investment: About RMB600 million.

 

Construction and Investment Conditions: The East Zone accords with the general city planning and land use planning, and it conforms to the industrial orientation endowed by the Overall Planning of Beijing Municipality.

 

Market Analysis: Huairou District has an population about 320,000, of which 50,000 people are nonnative. There are 40 supermarkets and 7 department stores in this district, with an annual sales volume of RMB2.2 billion. It is estimated that up to the year 2020, the residential population of Huairou District will reach 500,000, of which  80,000-100,000 people will be nonnative. Calculating on basis of average 8% annual growth rate for citizen¡¯s per capita income, and deducting the price rise factors, the year 2010 will see RMB22511 per capita income for Hairou citizens, 1.58 times as high as that of 2004, which was about RMB14186. The maximum capacity of individual consumption market will be RMB8.32 billion, while in 2004 it was only RMB3.8 billion. The bank saving balance of urban citizens is about RMB5.71 billion , therefore, there is still a large room for individual consumption market.

 

The industrial development in Huairou District witnessed a rapid increase during the recent years. Yanqi Development Zone has been developing day by day. Numbers of reputable enterprises such as Foton Auto, Beijing red Star Wine Group, Tongyi, Red Bull, and Huiyuan settled in Huairou. Food and beverage, packing and printing, and auto spares has gradually become the three backbone industries of Huairou District. Huairou has already become the most concentrated food and beverage manufacturing base in Beijing. With the increase of industrial projects, more labor population will migrate into Huairou, which will greatly influence the scale and structure of individual consumption market.

 

This project is the largest suburban shopping mall in the north of Beijing. It can not only meet Huairou residents¡¯ needs of shooping, eating, recreation, leisure and tourism, but also influence the surrounding districts or counties. The construction of this project will further improve the city functions, raise the city status, activate the distribution market, and boost the economic development.
